Why Steel Works in Delaware
Steel buildings hold up in Delaware when the frame is engineered for its own site. We are a dealer of pre-engineered steel building kits from American steel, and our metal buildings in Delaware, from barndominiums to farm buildings, arrive with PE-stamped drawings for the parcel.
Water and wind come first. Delaware has the lowest average elevation of any state, and no point in it lies more than 8 miles from tidal water. The land is sinking, so sea level here has risen more than the global average, and tidal floods are becoming more frequent. Check the flood map before you choose a pad.
Nor’easters are the most common coastal storms here, most active from midwinter through spring with a peak in March. On February 5 and 6, 2010, a strong nor’easter left 25.8 inches of snow at Wilmington, its largest single storm on record, with gusts of 61 mph at Lewes. The drawings carry the design wind speed, exposure category and snow loads under ASCE 7. Near the ocean and the bays, salt air is hard on steel; see our guide to anti-rust coatings.
Frost depth, farm building rules and permits are in the codes and permits section below.
Delaware at a Glance
What We Engineer for:
Lowest average elevation of any state, and no point more than 8 miles from tidal water; check your parcel on the FEMA flood map before you set the pad
Nor’easters peak in March; gusts reached 61 mph at Lewes and 60 mph at Georgetown in February 2010; design wind speed and exposure category set per site under ASCE 7
9 to 20 inches of snow in an average year, often more north of the C&D Canal; ground snow load for your exact address on every drawing set
Footings go below the frost line your local building office sets; a local contractor pours them to our anchor bolt layout
No statewide building code: counties, cities and towns adopt their own; the state energy code moved to the 2024 IECC in April 2026
Building Codes and Permits in Delaware
Delaware has no statewide building code. New Castle, Kent and Sussex counties and the cities and towns adopt building codes, and smaller towns usually leave enforcement to the county, so the edition can differ from one place to the next. The state energy code moved to the 2024 International Energy Conservation Code on April 11, 2026, and local codes follow within a year. Drawings are prepared to the edition your jurisdiction enforces, which your building department confirms.
Inside a city with its own building department, such as Dover, start with the city: Dover’s Planning and Inspections enforces the ICC building codes and issues permits. In Kent County, state law keeps the county permit rules out of incorporated towns that enforce their own code and permit procedures. Elsewhere the county building office issues the permit. We don’t pull the permit; we supply PE-stamped drawings, load calculations and specifications.
State law keeps county zoning off land and buildings devoted to agriculture, for example when the land is assessed as farmland or sits in an agricultural preservation district. The building code is a separate question, and each county writes its own rules for barns and poultry houses. A barndominium or any building with living space is a home and goes through the residential code. Ask your county before you order a barn as exempt.
Your local building office sets the frost depth for footings, and the engineer uses it with your site’s loads. A local contractor pours the footings to our anchor bolt layout; our foundation guide covers the options. On the coast, building seaward of the DNREC Building Line takes a separate state permit under the beach protection rules. Check flood risk on the FEMA Flood Map Service Center and with your county.
Steel Buildings We Deliver Across Delaware
What a Steel Building Costs in Delaware
The price of a steel building in Delaware depends on its size, the loads of its site and its finish. Wind exposure near open water and flood zone rules weigh on the frame and the foundation.
From 20×20 to 30×40: garages, garden storage buildings and sheds.
From 30×50 to 40×80: barndominiums, workshops and farm buildings for equipment.
From 50×100 up: grain and equipment storage, greenhouses, auto dealerships and other commercial buildings.
A 40×60 on an open lot by the ocean or the Delaware Bay usually gets a higher wind exposure category than the same building in a tree line in western Kent County, so its frame and anchors carry more steel.
The $ tier covers the kit itself: frame, roof and wall panels. Insulation, overhead doors and liner panels move it to $$, and a finished living space or office inside to $$$. Our metal building cost guide lists dollar ranges by size, and the barndominium cost guide covers homes.
How Delaware Owners Use Steel Buildings by Region
Northern New Castle County (Wilmington, Newark, Hockessin, New Castle)
Northern Delaware tends to get more snow: weather experts often treat the C&D Canal as the line between snow to the north and rain to the south. Along the major streams, heavy rain and surges up the Delaware Bay put dense neighborhoods at real risk of flooding. Homeowners here add garages, studios and guest space on suburban lots; see our residential metal buildings.

Southern New Castle and Kent County (Middletown, Smyrna, Dover, Milford)
South of the canal the land opens into grain farms. Corn and soybeans each covered more than 175,000 acres of Delaware in 2022, and Kent County farms 187,248 acres and ranks first in the state for fruit sales. Kent also counted 2,110 of the state’s 3,819 horses and ponies. Planters, sprayers and grain trucks need wide doors and clear floor space; see our tractor barns.

Western Sussex County (Georgetown, Seaford, Laurel, Bridgeville, Millsboro)
Western Sussex is poultry country. Livestock, poultry and their products made up 78% of Delaware farm sales in 2022, and Sussex County ranked first among U.S. counties for poultry and egg sales, with about 36.9 million broilers on hand at the end of the year. Growers keep tractors and equipment dry beside the houses; see our metal buildings with lean-to.

Coastal Sussex County (Lewes, Rehoboth Beach, Milton, Bethany Beach, Ocean View)
The beach towns face the open Atlantic. The Ash Wednesday nor’easter of March 1962 brought record flooding and beach erosion to this coast, and a January 2016 blizzard sent gusts up to 75 mph with storm surge and flooding. Owners here store boats, campers and beach gear between seasons. Start with our RV garages.

Design Your Building NowFrequently Asked Questions
No. New Castle, Kent and Sussex counties and the cities and towns adopt their own building codes, so the edition depends on where you build. The state energy code moved to the 2024 International Energy Conservation Code in April 2026, and local codes follow within a year. Our drawings follow the edition your building department enforces.
It depends on the county and the building’s use. State law keeps county zoning off buildings devoted to agriculture, such as those on land assessed as farmland, but the building code is a separate matter and each county sets its own rules. A barndominium or a shop with living space goes through the residential code.
They are engineered for the exact site under ASCE 7. A lot on open water near the ocean or the bays usually gets a higher wind exposure category than a sheltered inland one. The ground snow load also comes from the address. Send the full address with your quote request.
Yes, we deliver across Delaware, from Wilmington to Dover and Lewes. Make sure a truck can reach the pad. We confirm your production schedule and delivery window when your order is finalized. Your crew or a local erector assembles the building; if you want installation arranged, ask when you request your quote.
Often yes, with extra steps. Building seaward of the DNREC Building Line on the coast needs a separate state permit, and a lot in a mapped flood zone must meet your county’s or town’s floodplain rules. Ask for a protective coating against salt air with your quote request.
