Why Steel Works in Michigan

Steel buildings hold up in Michigan when the frame is engineered for its own township. We are a dealer of pre-engineered steel building kits from American steel, and our metal buildings in Michigan, from barndominiums to farm shops, arrive with PE-stamped drawings for the parcel.

Snow sets the frame, and the Great Lakes decide how much falls. The south shore of Lake Superior and the east shore of Lake Michigan get far more snow than the rest of the state, and parts of the Upper Peninsula see more than 180 inches a year. Michigan’s residential code lists ground snow loads township by township: 20 psf in Wayne County, 35 psf in most of Kent County, 70 psf in most of Marquette County and 90 psf in most of Keweenaw County.

The lakes also rise and fall. Lake Michigan–Huron reached its highest level since 1886 in 2020, and in the 1980s high water eroded shorelines and flooded buildings near the shore. On a lakefront lot, check the flood map before you set the pad. Every drawing set carries the design snow load, design wind speed and exposure category under ASCE 7. Lake-Effect Snow

Snow belts along Lake Superior and the east shore of Lake Michigan; parts of the Upper Peninsula get more than 180 inches a year

3
Frost Depth

Footings go below a 42-inch frost line under the state residential code; a local contractor pours them to our anchor bolt layout

4
Shoreline

Great Lakes water levels have swung over a range of 3 to 6 feet since the late 1800s; lakefront pads are checked against the flood map

5
Codes

The 2021 Michigan Building Code took effect in April 2025; a city, village, township or county enforces it, or the state does where none has taken it on

Building Codes and Permits in Michigan

Building codes in Michigan

Michigan runs a single state construction code, administered by the Bureau of Construction Codes of the Department of Licensing and Regulatory Affairs. The 2021 Michigan Building Code, based on the 2021 International Building Code with state amendments, took effect on April 9, 2025. Homes, barndominiums included, follow the Michigan Residential Code; ask your building department which edition it enforces. Drawings are prepared to that edition.

Who issues the permit

Under the state construction code act, a city, village, township or county can take over code enforcement by ordinance. Where no local government has, the state Bureau of Construction Codes is the enforcing agency. Start with your township or city building department, then the county. We don’t pull the permit; we supply PE-stamped drawings, load calculations and specifications.

Farm buildings

State law leaves a building out of the construction code when it is incidental to the agricultural use of the land it stands on and is not used in retail trade. Agricultural purposes in the law include farming, dairying, pasturage, horticulture and animal husbandry. A barn that also serves as a farm store does not qualify, and a barndominium you live in is a home, so plan on a residential permit.

Frost depth, snow and foundations

The state residential code sets the frost line at 42 inches and takes the ground snow load from its county and township table. A local contractor pours the footings to our anchor bolt layout. Check flood risk on the FEMA Flood Map Service Center and with your county.

What a Steel Building Costs in Michigan

The price of a steel building in Michigan depends on its size, the snow load of its township and its finish. Lake-effect snow belts add frame weight.

Size and height

From 20×20 to 30×40: garages, boat and RV storage, and equipment sheds.

From 30×50 to 40×80: barndominiums, workshops and farm shops.

From 60×100 up: machinery and dairy barns, warehouses and commercial buildings.

Local loads (Michigan-specific)

A 40×60 in most of Keweenaw County, with 90 psf of ground snow, gets a heavier frame than the same building in Wayne County, where the table lists 20 psf.

Finish level

The $ tier covers the kit itself: frame, roof and wall panels. Insulation, overhead doors and liner panels move it to $$, and a finished living space or office inside to $$$. Our barndominium cost guide lists dollar ranges.

How Michigan Owners Use Steel Buildings by Region

Southeast Michigan (Detroit, Ann Arbor, Monroe, Port Huron; Wayne, Oakland, Washtenaw, Monroe, St. Clair counties)

Southeast Michigan has the lightest snow loads in the state: 20 psf in Wayne and Monroe counties and 25 psf in Oakland and St. Clair. Ann Arbor began enforcing the 2021 Michigan Building Code on May 1, 2025. Around Detroit, business owners put up shops, storage and contractor buildings, and suburban families add garages. For stock and pallets, see our metal warehouses.

West Michigan (Grand Rapids, Holland, Kalamazoo, Muskegon, Traverse City; Kent, Ottawa, Muskegon, Grand Traverse, Leelanau counties)

West Michigan sits in the Lake Michigan snow belt: most of Ottawa County designs to 50 psf and Leelanau County to 60 psf, while most of Kent County, farther inland, uses 35 psf. It is also fruit and nursery country. Michigan ranks sixth in the nation for fruit sales, Ottawa County leads the state in nursery and greenhouse sales and grows about 8,400 acres of blueberries, and Grand Traverse County has more than 3,100 acres of tart cherries. Orchard tractors and sprayers fit under our tractor barns.

The Thumb and Mid-Michigan (Lansing, Flint, Saginaw, Bay City, Bad Axe; Ingham, Genesee, Saginaw, Huron, Sanilac, Tuscola counties)

The Thumb is Michigan’s biggest farm country: Sanilac, Huron and Tuscola counties lead the state in land in farms. Huron County ranks first in Michigan for farm sales, milk and cattle, and grows dry beans and sugarbeets along with corn and wheat. Statewide, the 2022 Census of Agriculture counted 2.35 million acres of soybeans and 2.1 million acres of corn for grain, and Michigan ranks sixth for milk sales. Dairy cows and young stock need roomy, well-ventilated housing; see our livestock barns.

Northern Michigan and the Upper Peninsula (Petoskey, Gaylord, Marquette, Houghton, Sault Ste. Marie; Emmet, Charlevoix, Marquette, Houghton, Keweenaw, Chippewa counties)

Up north, the snow load is the first number on the drawings. Emmet and Charlevoix counties design to 70 psf, most of Houghton County to 80 psf, and a few Keweenaw County townships to 100 psf, the highest figure in the state table. Owners of cabins and lake homes build tall storage for boats, trailers and snow gear, and some choose a steel house. Start with our residential metal buildings.

Design Your Building Now
40×60 Workshop

I work on older vehicles and needed space for more than one project. We planned the bays so a car could stay apart without blocking the other. That has made the shop useful even when one repair takes longer than expected.

Jerry K.  Lansing, Michigan

30×50 Boat Storage Building

We wanted the boat and trailer at home with room for maintenance supplies. Measuring the full trailer length changed the size we had in mind. I am glad we checked because the extra space makes walking around it much easier.

Gloria V.  Traverse City, Michigan

30×40 Garage

Our garage needed to handle the car, lawn equipment, and a small bench. We kept the layout straightforward and used wall storage where possible. There is still open floor space, which is what our old setup was missing.

Norman O.  Battle Creek, Michigan

Frequently Asked Questions

Yes. Michigan has a single state construction code. The 2021 Michigan Building Code took effect on April 9, 2025, and homes follow the Michigan Residential Code. A city, village, township or county that has taken over enforcement issues the permits; elsewhere the state Bureau of Construction Codes does.

Often not under the construction code. State law leaves out a building incidental to the agricultural use of its land, as long as it is not used in retail trade. A barn with a farm store, or one you live in, needs a permit. Ask your township about zoning before you order.

They are engineered for the ground snow load of your township, which the state residential code lists from 20 psf in Wayne County to 100 psf in parts of Keweenaw County. Lake-effect belts carry the highest figures. Send the full address with your quote request.
