Building Description

Six thousand square feet restructures how an organization uses its physical space. Rather than concentrating all functions in proximity out of footprint necessity, this building allows genuine departmental separation: an executive wing with private offices and an adjacent boardroom on one end, a departmental open-plan zone in the center, and a client-facing conference suite with its own dedicated reception and waiting area on the opposite end. Clients moving through the conference suite never pass through staff work areas – a spatial separation that affects how the organization is perceived during high-stakes meetings.

The conference infrastructure at this scale justifies purpose-built room design rather than multipurpose space compromise. A primary boardroom for 20 to 30 participants, a secondary breakout room for 8 to 12, and a catering prep alcove connected to both rooms represents a realistic allocation of roughly 1,800 square feet – leaving 4,200 square feet for executive offices, departmental workspace, reception, restrooms, and a staff break room without spatial pressure on any zone.

The 16-foot eave height supports a finished lobby ceiling at 13 to 14 feet – the height range at which an entry space reads as architecturally intentional rather than incidentally tall. Storefront glazing systems spanning the full eave height on the primary facade bring natural light into reception and corridor areas, reducing artificial lighting dependency during occupied hours and improving the visual connection between interior and exterior that contemporary workplace design prioritizes.
