Building Description

The double-row corridor configuration represents a fundamentally different business model from drive-up storage. Where single-row buildings maximize accessibility and operational simplicity, double-row enclosed buildings maximize rentable square footage per acre of land – a critical distinction in markets where land cost or parcel size constrains the total footprint available for development. Seven thousand five hundred square feet of rentable area on a 50×150 building footprint produces a coverage ratio significantly higher than two parallel single-row buildings of equivalent unit count would require.

Interior corridor access shifts the customer profile as well as the unit mix. Climate-controlled hallway buildings attract long-term renters storing temperature-sensitive items – documents, electronics, musical instruments, antiques, wine collections, and business inventory – rather than the seasonal household storage customer that drive-up facilities predominantly serve. Long-term renters produce lower vacancy rates, reduced turnover costs, and more predictable monthly revenue than the seasonal demand cycles that affect drive-up occupancy.

The 12-foot eave height accommodates interior corridor lighting, fire suppression system installation, and HVAC duct routing above the hallway ceiling without compressing the usable height within individual units. Unit doors open into the corridor rather than to the exterior, requiring a different door hardware specification – typically steel sectional doors or aluminum roll-up doors rated for interior installation. Site planning for this building type requires covered customer drop-off provisions and adequate parking adjacent to building entry points rather than per-unit drive aisle access.
