Building Description

Thirty thousand square feet of column-free floor area at 24-foot eave height defines the entry point for serious regional distribution infrastructure. Full-height selective pallet racking at six tier levels – the configuration that maximizes cubic utilization at 24-foot eave clearance after accounting for forklift mast travel height and NFPA 13 top-of-load clearance requirements – covers the storage zone, while a dedicated 40-foot-deep receiving dock runs along the rear elevation and a 40-foot outbound staging lane runs parallel to the shipping doors on the opposite end. This three-zone layout – receive, store, ship – handles freight movement without cross-traffic conflicts between inbound and outbound workflows.

The 150-foot clear span supports multiple parallel pick aisles wide enough for counterbalanced forklift operation on the primary racking runs and reach truck operation on secondary aisles – a two-equipment-class aisle configuration that increases picking throughput significantly over single-aisle-width designs. Automated conveyor systems, goods-to-person robotic picking infrastructure, and pallet shuttle systems all require column-free floor plates at minimum 120-foot spans to operate without routing workarounds – a structural requirement this building meets with 30 feet of additional span margin.

Dock door quantity, positioning, and leveler specifications are the highest-impact design decisions at this facility scale. Each dock position handles a finite number of trailer turns per shift, and dock count directly caps daily throughput capacity regardless of storage or picking efficiency elsewhere in the operation. Dock door count, trailer court depth on the exterior apron, and truck circulation radius around the building perimeter must be engineered against peak daily inbound and outbound volume projections before foundation design is finalized.
