Building Description

The live-work split within a 30×60 footprint is fundamentally a negotiation between two competing space requirements. A two-car garage with a dedicated workbench wall and tool storage occupies roughly 600 square feet – a 30×20 zone – leaving 1,200 square feet for the residential side. That allocation supports a full kitchen, an open living and dining area, one to two bedrooms, and a full bathroom within a compact but genuinely livable floor plan. Shifting the partition 10 feet in either direction trades bedroom count for shop depth or vice versa – a decision driven by whether the property functions primarily as a residence with workspace or a working facility with sleeping quarters.

The 12-foot eave height performs differently across the two zones. In the shop half, it provides adequate clearance for a standard vehicle lift and a 10-foot overhead door without the dimensional premium of taller structures. In the living half, a 12-foot eave allows vaulted ceiling treatments in the main living area – a design move that makes the residential space read as intentionally open rather than constrained, compensating visually for the compact floor plan.

Acoustic and thermal separation between the shop and living zones requires deliberate wall assembly specification. A double-stud or insulated metal panel partition wall between the two environments manages both noise transmission from power tools and compressors and the thermal differential between a conditioned living space and an unheated or minimally heated shop. Plumbing, electrical panel placement, and HVAC zoning should treat the two halves as independent occupancies from the design stage forward.
